Flooring in the New Eastside

The New Eastside is the cluster of towers around Millennium Park and Lakeshore East, built on multi-level roadways above a park you reach by stair or elevator. It is one of the most vertical neighborhoods in the city, and we install every floor here with our own crew.

  • Millennium Park
  • Lakeshore East Park
  • upper and lower Wacker Drive
  • Randolph Street
  • the Chicago Riverwalk's east end

Homes in New Eastside

Millennium Park–facing high-rises

Park and lake views pull the eye to the window wall. A quiet, consistent floor keeps the view as the subject of the room.

Lakeshore East towers

Newer construction with tight association finish rules and modern acoustic requirements. We build the assembly to the written standard.

Multi-level podium buildings

New Eastside buildings sit above layered roadways. Material access runs through the lower level, and we plan the route before the truck is loaded.

Compact luxury plans

Efficient layouts where the entry, kitchen, and living area share one sightline. One material, run one direction, is almost always the right answer.

Suited to New Eastside

What We Install Here

  • Light white oak

Keeps a park-facing room bright and works with the neighborhood's newer, cooler interiors.

  • Glue-down engineered plank

The most stable, quietest assembly over the concrete decks these towers are built on.

  • Large-format porcelain

For entries and baths, with minimal grout and a flat, calm surface.

  • Low-pile performance carpet

Bedrooms that need warmth without bulk, over a dense acoustic pad.

  1. 01

    Multi-level street access

We know which level your dock is on and route deliveries accordingly instead of circling upper Wacker.

  2. 02

    Association submittals

Product data, underlayment specs, and insurance certificates prepared before the approval deadline.

  3. 03

    Elevator padding and reservation

Booked, padded, and returned on schedule. Building staff stay on your side.

  4. 04

    Tight-window installs

Where the freight window is short, we stage material inside the unit first and work continuously.

New Eastside questions

Good to Know

Do New Eastside buildings allow hardwood?
Nearly all do, with an underlayment that meets the association's sound rating. We spec to that number and provide the documentation.
How do you get material into these towers?
Through the building's lower-level dock on a reserved freight window. We confirm the route with management before delivery day.
Can you finish before a move-in date?
Usually. Tell us the date at the estimate and we'll build the schedule backward from it, including any board approval time.
